Our local government has implemented regulations and restrictions on short term vacation rentals to address concerns such as the availability of affordable housing for residents and the preservation of the island's cultural and environmental integrity.
As an investor this means there are limitations to where you can purchase properties you intend to use as short term vacation rentals. Investing in these properties is still a viable option, but it’s important to work with an agent who has an understanding of the zoning and permitting requirements.
Lava Zones
Every part of Hawaii Island is a lava zone and it’s important to take these zones into consideration when buying your investment property. It can be incredibly difficult to get insurance (and therefore financing) on properties in lava zones 1&2.
Lending Times
Everything here in Hawaii moves slower (and we like it that way!) and our closing times are no exception. You can expect closer to 45 days on average for closing, and we are a good funds state. This means that you can expect your closing date to be 2 full business days after your loan funds.
